Project Consulting/ Development

When a business owner has a vision, they often need help to bring their dreams to reality.  Commercial Building Contractors will be the resource to facilitate the steps to make that happen.  Keeping the budget and schedule at the forefront, we will work through the entire development process from the initial concept meeting to permit assistance, budget and schedule tracking, thorough construction document review and management and subcontractor selection and preparation for construction.

  • Meet with Owner and/or design team to determine feasibility of project; provide feedback and suggestions regarding design, development and building implementation, cost and schedule.

  • Provide value-engineering options as needed and available, while maintaining quality and integrity.

Initial Project Setup

  • ​Provide owner/contractor contract and related documentation for review and approval.

  • Review any work and documents completed and generate a list of tasks to be completed. 

  • Generate the project master schedule and coordinate and schedule any design team and/or review and progress meetings.

Development Management

  • Create feasibility development budgets and construction budgets as needed.

  • Manage tracking and compliance of all development costs and provide monthly report.

  • Provide itemized draw requests to Owner and disperse upon funding (for items and costs contracted with CBC).

Construction Permits

  • Review and track progress of permit applications with the governing permit department and help with issues or requested information.

  • Regularly monitor approval process and provide updates to owner.

Budget and Contract Compliance

  • Complete a thorough review of the project development budget and review professional proposals to confirm budget compliance.

  • Maintain and update the budget consistently and provide updated budget summaries regularly to Owner.

Construction Document Review and Management

  • Review all construction documents and provide any suggested value engineering options with potential cost impact.

  • Provide detailed list of construction document issues with anticipated completion of issues.

Subcontractor Selection and Contracts

  • Generate and review list of and solicit bids from subcontractors.

  • Complete a thorough review of subcontractor proposals and make recommendations to Owner for subcontractor selection.

  • Generate Contractor/Owner/Subcontractor contract structure for Owner approval and process subcontractor contracts.
